Construction Cost Estimate

This is done on the basis of an elemental estimate, quantifying the entire scope of work as represented on the drawings, issued by the architect at an early onset stage of the project.  We aim to ensure that all unforeseen issues are catered for, even before the detail of the project has been thrashed out, by employing our full experience within the construction industry. Our specialised knowledge of estimating caters for the full scope of works without overloading the costs.  We understand the need for a steady balance of anticipating all eventualities, whilst providing for the necessary contingencies required by the project. It is our firm belief that at Prodigious, we have mastered the science behind this skill.

Total Budget compilation

Due to unforeseen cost inflations and increases and possible time delays in construction periods, it is difficult for contractors to give clients a competitive price and fix it for the full construction period on all components.  We have scientifically researched data that we use to calculate the approximate allowance required to be held in abeyance as an escalation fund, to provide for these cost increases, particularly at the end of a contract.  Additional costs such as plan approval costs, NHBRC registration fees, professional fees, and others are compiled in a total project cost, ensuring the client has a full financial overview of their construction project.

 Viability Study

Our viability studies have been expertly refined to reflect the truest forecasted profit margin possible per project.  The study covers all capex costs appropriate for each development and ensures an accurate projection of the project’s revenues. This is determined through precise calculations down to detail, incorporating each professional fee (in accordance with the respective fee scale), agent commissions in line with SAPOA guidelines and actual projected cash flows, guaranteeing exact finance charge calculations over the life of the development.   The study is then broken down with the correct analyses to give clients the tools to manage, analyze and apply corrective measures where applicable, ensuring optimum returns.
